The historic Brunson Building, an early 20th century Chicago Style high rise office building located in the heart of downtown Columbus, is undergoing a large-scale renovation and adaptive reuse into 22 luxury urban loft condominiums with an adjacent private parking garage. The new Brunson will include a twelve story glass and steel addition to the original masonry building, creating two residential units per floor of 1,500 and 1,900 square feet each. The original retail storefronts will remain and be expanded to the north in the addition.

The eleven stories of loft residences capture commanding views up and down High St. as well as a panorama of the downtown skyline to the south, the Scioto River to the west and the historic terra cotta facade of the Atlad building across the street to the east. The architecture of the Brunson's addition respects the original building not by copying its well-weathered brick and stone, nor by attempting to mimic the style of another age, but by contrasting it with a conservative restrained and sophisticated Modernist facade. The two structures have a strong compositional relationship in the alighment of the horizontal opaque glass panels of the addition with the bands of brick and stone that compose the historic facade. The addition's suspended open terraces cantilever beyond the building's edge produces an impressive 180 degree urban experience above bustling High Street.
